Pagibig Housing Loan Application Requirements Processing and Procedures

How to apply housing loan in Pagibig Fund (a.k.a. Home Development Mutual Fund)? What are the procedures and requirements? If you file the application now, how long would you wait? How much should you pay and how much are the current interest rates for this loan?

In this post, I’m gonna share about the process and steps in application of housing loan thru Pagibig Fund. I have attended a seminar in Pagibig recently as it one of the requirements before filing application.

I’m not affiliated with Pagibig but I am recommending it than availing housing loans on banks because the interest rates are lower.

One of the awesome benefits of being a Pagibig member is the Housing Loan. Everyone needs their own house sooner or later. Pagibig’s interest rates for this kind of loan are lower and cheaper compared to other housing loans and financing options offered usually by banks.

I’ve summed up the reasons why should you apply in Pagibig than any other housing loan provider. By the way, their online calculator is useful. I’ve shared the list of Pagibig housing loan application requirements here too.

Why You should Get Pagibig Housing Loan?

The benefits and advantages of choosing Pagibig housing loan than any other loan provider are as follows:

  • Interest rate in Pagibig is lower and cheaper. Right now it starts with 7.785% per annum. Banks usually offer 10% and higher.
  • Re-pricing of interest rates is lower too. It won’t go up or above 2% in case of inflation and other economic factors.
  • It is easy and simple to apply provided you are eligible
  • Approval process is fast and quick

Pagibig Housing Loan Eligibility

You must meet the following requirements before you apply for housing loan in HDMF.

  • Must be a Pagibig active member and have contributed of at least 24 months of contributions. What if you already had the 24 months of contributions but you’re no longer an active member? Just resume being active and you can apply. What if you’re a new member? Pay lump sum payment to complete the required 24 months and submit the PFR (Pagibig Fund Receipt) upon filing of loan application.
  • You must attend a seminar about the application of housing loan. They will discuss all the processing steps and they will tackle all requirements and points regarding your housing loan application.
  • Submit 3 sets of the following requirements in folders:

Pagibig Housing Loan Application Requirements

1. Housing Loan Application Form – paste your recent 1X1 photo

2. Membership Status Verification Slip – attach photocopy of your 2 valid IDs

3. Proof of Income Documents:

For Locally Employed, any of the following:

  • a. Notarized Certificate of Employment and Compensation (Employer’s Format) and for government employees 1 month payslip, within 3 months prior to the date of loan application
  • b. Latest ITR for the year immediately preceding the date of loan application – attach W2 form, stamped received by the BIR/Certificate of Tax Withheld (BIR Form 2316)

For Self-employed / Other Sources of Income, any of the following:

  • a. ITR, Audited Financial Statements and Official Receipt of Tax Payment from bank supported with DTI Registration and Mayor’s Permit/Business Permit
  • b. Commission Vouchers reflecting the issuer’s name and contact details (for the last 12 months)
  • c. Bank Statements or passbook for the last 12 months (in case income is sourced or derived from foreign remittances, pensions, etc.)
  • d. Copy of Lease of Contract and Tax Declaration (if income is derived from rental payments)
  • e. Certified True Copy of Transport Franchise issued by appropriate government agency (LGU for tricycles, LTFRB for other Public Utility Vehicle (PUVs)
  • f. Certificate of engagement issued by owner of business
  • g. Other document that would validate source of income or funds

For OFWs, any of the following:

  • a. Employment Contract (with English translation if in foreign language)
  • b. Original Employer’s Certificate of Income (with English translation if in foreign language). If document submitted is photocopy, it shall be duly certified/initiated by Pagibig Fund Information Officer assigned in the country where the member works.
  • c. Other Proofs of Income, whether original or photocopy, shall be duly certified/initiated by Pagibig Fund information officer assigned in the country where the member works.

4. Photocopy (back-to-back) of 1 primary valid ID of Principal Borrower and Spouse, Co-borrower and Spouse, Seller and Spouse and Developer’s authorized representative and Attorney-in-Fact, if applicable.

5. Authorization to Conduct Credit/Background Investigation (download it here)

6. For OFWs, Special Power of Attorney notarized prior to date of departure or duly certified and authenticated by the Philippines Embassy or Consulate in the country where the member is staying, if abroad. If SPA is without the Red Ribbon of Consulate Office, the SPA must have duly stamped notarial seal.

7. Health Insurance Coverage
a. Health Statement Form (Medical Questionnaire)

  • OFW members over 60 years old
  • Loans over 2 Million pesos to 6 Million pesos and for borrowers aged up to 60 years old

      b. Health Statement Form (Medical Questionnaire) and Full Medical Examination

  • Borrowers over 60 years old

8. Marriage Contract (for all married borrowers, co-borrower/s, spouse, family member/s included on the computation of aggregate income)

9. Birth Certificate of or any proof of relationship, if with co-borrower/s or family member/s included on the computation of aggregate income.

10 Certified True Copy of Transfer Certificate of Title (TCT) – from Registry of Deeds

12. Photocopy of Updated Tax Declaration and Updated Real Estate Tax Receipt – from Municipal’s Assessor’s Office

13. Location Plan and Vicinity Map

14. Approved letter request to re-avail of a Pagibig housing loan – for members with housing loan that was foreclosed, cancelled, bought back due to default or subjected to dacion en pago).

Additional Requirements for the Type of Loan:

For Construction of House and Home Improvement:

  • Building Plans, Specification and Bill of Materials duly signed by the Licensed Civil Engineer or Architect, Building Permit

For Refinancing

  • Statement of Account on Outstanding Loan Balance, indicating loan purpose
  • Any of the ff:

           Official Receipt for the past 12 months
Subsidiary Ledger
Any valid proof of payment for the past 12 months

For Purchase of Lot or Adjoining Lots and Purchase of Residential Unit, Townhouse or Condominium Unit inclusive of a parking slot

  • Contract to Sell or similar agreement between the buyer and seller. If the seller is a Developer, submit the following:

        a. Certificate of registration, License to Sell, Development Permit, and Secretary’s Certificate
b. Photocopy (back-to-back) valid primary ID from Corporate Secretary

For Purchase of Lot and Construction of House

  • Building Plans, Specification and Bill of Materials duly signed by the Licensed Civil Engineer or Architect, Building Permit
  • Contract to Sell or similar agreement between the buyer and seller. If the seller is a Developer, submit the following:

           a. Certificate of registration, License to Sell, Development Permit, and Secretary’s Certificate
b. Photocopy (back-to-back) valid primary ID from Corporate Secretary

Loan amount up to 6 Million

3 years – 7.985%
5 years – 8.895%
10 years – 9.750%
15 years – 10.375%
20 years – 11%
25 years – 11.5%
30 years – 12%

Steps in Pagibig Housing Loan Application

After you have attended the seminar, you’ll be given the checklist of requirements. You must prepare all the documents in 3 set of copies and compile them in folders. Fill out all details correctly and honestly and make sure they’re all complete. Check your Pagibig MID Number. If you don’t have one yet, get it online.

You’ll be given Notice of Approval if your loan was approved. Congratulations then! They will contact you in case there are additional documents required. Cheques are given in 4-gives wherein the first 3 cheques would be the 30% amount of your loan and the last one will be the remaining 10%.

Tips in availing Pagibig housing loan:

Whatever loan you are availing, I advise you to borrow only the amount you are comfortable and affordable to pay. Consider your financial status and capacity to pay before you apply for a loan. If you can pay the loan in 3 years, choose 3 years. Otherwise choose the longer term.

Never underestimate interest rates. It is advisable to ponder on what you are dealing with. Use your calculator many times and verify your resources and assets. The best person who knows his eligibility to loan and to pay is himself.

  5. Hi. May I please ask..I have lived in NZ since 1987, acquired a Kiwi citizenship, don’t hold a Philippine passport no more but from time to time, I go home to visit my family. I would have loved to buy my sister and brother a small house each, I can afford a deposit but not the upfront whole price of a house. Can I avail a Pag-ibig or a bank loan? What about an In-house financing?

    • you can if you are a member of pag ibig or better yet you can do is to avail a pasalo house like ours we are under pag ibig and you will just pay us 600k and the rest is payable

  6. tanong ko lang po balak ko po sana magloan sa pag-ibig wala po kase ako masyadong alam sa ganyan. balak ko po sana magtayo ng paupahan ano po ba tawag sa loan na ganun at covered ba ng pag.ibig yung magkasama ang housing loan at pagpapatayo ng paupahan.

  7. gudpm. ask ko lang po ako yung seller ng house and lot. yung buyer seaman po asawa ng ate ko gusto i loan sa pag ibig 1.3 m. ok at malinis po ang title ko. gaano po katagal process nyan? pagkaka alam ko 3 months pa bago ma transfer name sa buyer balak ko na po kc umalis ng march. bka pwede maka pag loan na agad sila maski di pa na transfer sa name ng buyer and title.
    or bka pede nila gamitin yung isang title na nakapangalan sa kanila as collateral? madam pls reply po salamat

    Mag inquire lang po – Maghousing loan sana kami ng kapatid ko, sa kanya naka name ang contract to sell. Pero pwede po kaya na ako ang Prinicpal borrower? at siya ang co-borrower? 30% na din kasi ang naibayad namin sa Downpayment sa developer.

    need help po. i am a PAGIBIG member and fully qualified to do Housing Loan kaso lang po i have issues with my status. I got married 2009. however naghiwalay na kami ng ex wife ko for 8 years pero di pa legally annulled. di ko na po sya nakakausap or nakikita since then. i have legal documentation of abandonment of our child and a SOLO parent to proved that i am single parent. pano po ba gagawin ko para maaproved ako sa loan ko kung di ko na kaya papirmahin yun ex wife ko.

    Ask ko lang po, sa housing loan po ba sa PAGIBIG need ng downpayment? Kasi sa processs po pag binabasa ko, wala naman naka include pero may other articles lang po na parang nababanggit yung downpayment. So I confused po kung need nga ba talaga ng downpayment with a certain percentage ng kabuuang worth ng bahay. Kasi po kung ganun hindi din ako magkakaron ng bahay dahil need din ng cash.

  13. Hi po good day we have the same problem sana po magreply kau. Naapproved na rin po ako sa pag ibig loan ko ang kaso di pa natatake out dahil masyadong mabagal si developer 2014 ko pa na avail at mag2 years ng bayad ang equity until now 67% pa lang ang house ko ang kaso nagresign na po ako. Pano po un wala pa akong balak mag apply eh kaso can afford nman po bayaran ng partner ko. Help me pls. Need your response

  15. Hi Ms. Fhel, I am an eligible pagibig member (self-employed). I bought a house thru a developer. Applied for a bank financing to fully pay the developer, the bank approved my loan with a bank guaranty. As of now, I am having a house renovation with 70% completion. From my assessment, I will still be needing 1.5 M to 2 M to fully finish the house renovation.

    My question is: Can I still avail of housing renovation loan if the TCT of my property is still under the bank?

    • Hi, as far as I know your credit standing with other institutions will not affect your Pag ibig loan application. Though they will ask you to sign a waiver for them to check your credit back ground. I have the same worry mayroon din akong loan sa 2 banks with PDCs 4 yrs ago at hindi ko na tlga nabayaran. Ni-clarified ko ito with Pag-ibig here in Pasay & they advised me it will not be a ground to disapprove my housing loan as long as I have no delinquent records sa Pag-ibig.

      I hope this will ease your worry. So far, waiting nalang ako sa Pag -ibig releasing ng TCT ko, annotated na sya.

Hi!Good day po! asked ko lang kasi 2nd owner ang parents ko ng house, then di pa na transfer yun tittle sa name nila since di pa bayad lahat sa pag ibig. then almost 2 yrs. narin di nakabayad ang parents ko sa pag ibig due to some financial problem. posible ba na saluhin ko yun pag babayad ng house through housing loan? di ko kasi kaya i cash yun balance nila for the past yrs.     ano po need ko gagawin if ang scenario is they need her to sign something/ as nasabi kunaman po matagal na kami di nagsasama.

  22. @Fehl, gusto ko sanang bilhin ang bakanteng lupa malapit sa amin. Malinis naman ang title at bayad naman ang property tax. Ang tanong ko lang po, pwede ko po bang iloan ito sa pag ibig? Hindi po kasi ako pamilyar sa ganitong proseso. Ang naexperience lang po ng mga magulang ko eh yung ang seller ay isang Developer gaya ng Lancaster o Camella. Possible ba ang ganitong set up?

    • Hello. Yes you can use your parents title as collateral for your loan. May mga added requirements lang. An example is our loan. The title of the lot was under my name but my husband applied for the loan.

        • Hi.. Almost same tayo ng situation pero yung sa case ko, the lot belongs to my deceased father. Pagibig required me to transfer the lot first under my name before I could be able to use it as collateral. They dont accept titles kasi na under sa name ng taong patay na. Clean title ang kelangan nila which is dapat nakapangalan sa buhay. Yun nga ang inaasikaso ko ngayon, bukod sa magastos magpatransfer eh time-consuming pa.

  27. hi Ms.Fehl ,i got a question and i needed answer before i go to the pag -ibig office 🙂 The house i assumed to my sister year 2001 is already been paid off since 2009 and i already paid property tax in advance for 2 years now my question is ..what do i need to do to get the property title? is there any requirements or ppaperwork to be done?i guess the title is still under my sister name but i have her deed of sale that i assumed it to her and i continue the payment since 2001 till i paid it off .i was abroad that time and i have my other sister to take care all the payments i also have a written statement (SPA) that i let my other sister to negotiate all my transactions here .i have a statement that the Pag ibig loan is fully paid now i needed to get the title .hope you can give me an advice of what i needed to do ..thank you

    • Hello. If you want the title to be transferred to your name, the best place to start is at the Land Registration Authority.

    • Equity collateral means you have to use your own money first to start building your house about 17% of your loan amount then Pag-ibig will assess the structure then will release the first check.

Ung buyer po ng bahay nmin ay Maglo loan Lang sa pag ibig, halos tapos na po ang lahat may letter of approval na rin po kmi from pag ibig Kaso po ang sabi ng buyer need dw po ung original copy ng titulo pra Mai transfer sa pangalan Nila eh Kaso po wala po po kming natatanggap na pera from pag ibig, sabi po Nila kailangan dw po na Mai transfer muna sa pangalan ng buyer ung titulo ng bahay dahil un dw po ang requirements ng pag ibig then pagka tpos daw po nun Magee release na rw ng check ang pag ibig.     I just want to ask regarding pag-ibig housing loan. Kasi Single ako and di ko ma meet ung requirements. Kasi ang rule ng pag-ibig , to loan 1.4m my contribution should be 700h per month. And also for 1.4m loan payable for 30 years, my monthly net income should be 32 000. However d aabot 32 000 ung swldo ko. Pero ung nanay ko nasa denmark, she’s paying her monthly contributions also. pwed ebang i combined ung contributions namin para maka loan kami? thanks!

    Just wana ask kasi na-approve yung pag-ibig housing loan ko but lesser dun sa agreed amount with the seller so the seller said that I have to settle the remaining amount or kung di ko kaya, lalagyan nila ng interest na 5% yung balance hanggang sa mabayaran ko ng buo. After computing it, sa tingin ko di ko kaya kc I will be paying 20k+ for my pagibig amortization for 30years then the balance would be 15k per month hanggang mabayaran ko yung balance na 300k pa. Then also yung sa mga taxes sabi hati rin kami para ma-transfer sa kin yung name ko, and pati yun with interest din of 6% kaya 7800pesos per month. Im sure mahihirapan talaga ako so Im deciding to cancel na may housing loan na di pa naman nare-release. Ask ko lang king i-cancel ko ba yon, ma-blacklist na ko sa pag-ibig? Di ba ba ko makaka-avail ulit ng housing loan pag plano ko na ulit mag-apply? thanks!

Hello po. gusto ko sanang itanong kung ano itong CONVERSION sa pagibig housing loan ko. mag 7 years na po ako dito sa abroad. nag avail po ako sa housing loan bago ako umalis ng bansa. matagal na rin po akong nagbabayad sa pagibig kaya lang hindi ko masyadong na follow up ang babayaran ko kasi nagpapadala lang ako sa kapatid ko na syang nagbabayad sa bahay. lately, sabi niya may dumating na sulat galing sa pagibig. hindi naman niya ma-explain sa akin. sinabi lang nya na conversion at may tax payment. gusto ko lang po i-clarify kasi when i research about it, medyo hindi ko naiintindihan ang mga provisions. salamat po sa lahat.

      • Hi! Mam mayroon ba na 1year payment para mabili ko ang lot sa pag ibig? Kasi wala akong work or business bale yung husband ko ang may Pension (retired US Army). Kasi kung bibilhin na man namin ng cash in 30days process di na kami kakain ng 4months kung 1M ang halaga. Hehe!

    Tanong ko lang po kasi nag apply kami sa pag ibig housing loan namin kaya lang sabi sa amin ng developer na 2 to 3 months lang daw ang approval, pero hanggang ngayon wala paring approval 6 months na mula ng mai file namin, member naman ako ng pag ibig since 4 years ago, pano ba ito maam? ganyan ba talaga katagal ang approval sa pag ibig even you’re a member? kasi medyo curious lang ako sa tagal ng approval….Salamat

Hi Ms. Fehl, kindly assess my case… pagibig member ako since 2001-2011 November sa previous company ko, nag resign ako November 2011 after 3 years ako mag resign hinde na ako nakapag hulog sa Pagibig, then nag work na ulit ako ngayun nag start na ulit makapag hulog ngayun January 2015, 3 months pa lang ulit. Possible ba ma-approve ako sa Pagibig housing loan? or ano pede ko gawin para ma-approve ako? next question po meron pa po ako unpaid loan sa Pagibig magkakaroon po ba ng problem if ever na mag-loan ako? ano pede ko gawin para dito?     • Hi. I suggest you resume your active status, pasok ka naman sa minimum requirement but you need to check your account to update it for the loan balance you still have to pay. God bless!

    Mam itanong ko lang,OFW ako, nag housing loan ako sa pag-ibig in 5 years to pay, ang monthly ko 21k+, nagka bayad na ako for almost 1 year, ngayon humina ang work namin, di ko na kaya ang 21k per month,pwede ko ko ba e change ang plan ko sa 25 years lang? para makaya ko ang 8k+ lang siguro ang 25 years.     • Try submitting your recent payslips or have an Affidavit indicating your work on that company, year of service and salary then have it notarized. I think that would help 🙂

Ms. Fehl, let say gusto ko pagawa ng haws worth 2.6M….. i think kaya ko sya icash pero ayoko mazero after magawa ang haws kc hndi ko sure if may project/work pa ako soon,, as per suggestion mo, na magloan lng ng kakayanin (tnx for that; really cleared my mind and aggressiveness 🙂 ) balak ko mgloan lng ng 1.5M and shoulder the rest….. 1.5M in 20 yrs kc para kaya ko ung monthly,,, but in God’s will nagdiretso work ko or mtpos man ung work ko makahanap agad ako ng kasunod, let say after 1yr gus2 ko na sya icash or iclose,,magkano sa tingin mo tutubuin all in all ng pagibig sa kin? right decision kaya sa tingin mo moves ko or need may suggestion ka to modify it? 🙂 tnx

    • hi, meron sila online calculator if you want to use your estimated loan application. I recommend Housing loan to BPI and PNB, too because they offer lower rates compared to other banks.

As a former Pilipino citizen, pwede po ba ako mag open ng account for Pagibig Loan. You said at least two years na kailangan hulugan iyung pundo, and then you can apply for the Pagibig loan.

    Paano naman kung yun house acquired ko sa pag-ibig ay gusto ko naman ibenta sa iba at yun bibili ay gusto thru pag-ibig loan. Anung mga step ang dapat kong initiate as a seller ng house? Fully paid na yun house from pag-ibig. Need pa ba magbayad ng buyer ng equity sa akin?

  53. Itanong ko lang po, Nagbayad po ako sa pag ibig for 6 months (May-Nov 2014) tapos nag resign ako, hanggang ngayon ay hindi na ako nakapghulog uli, pero may trabaho naman ako. Maging elegible kaya ako sa housing loan kung bayaran ko ng lump sum yung contributions para makumpleto yung para sa 24 months? Thanks po.

Mejo confusing saken yung monthly contribution na kapag 200 monthly is eligible for 500k lng?Regular employee po ako i believe 200 ang hulog ng company namin sa pagibig and 9 yrs n akong member ng pagibig. Plan ko po magloan ng lot n 1.2M at house construction n 1.5M. Since yung mga requirements e mejo mahal pwede po b magpa assess kung mgkano tlga ang maloloan ko? Wala kasi akong malaking pera kung totoong 20% ang equity. Please advise.

    Kumpleto naman po yung mga documents. May Building Permin, Building Plan, at Cost of Materials. Pirmado din ng engineers. Yun nga lang nung nag renovate ng bahay wala pa sakin yung tct. Kaya hindi ko ma loan nung time na nirerenovate yung bahay.

    I’m planning to have a housing loan from a developer . 4 na po yung naging employer ko at mag tatatlog taon na din akung binabawasan ng pag ibig contribution ko kaso lang dun sa 1st employer ko hindi ko po sure kung nahulugan nila aq ng kumpleto, 1 year din aq dun. Hindi pa po aq naka pag pa consolidate, ask ko lang po if ok lang ba magpa consolidate kahit saang Pag-ibig office. And w/ regards po sa plan ko na kukuha ng house sa developer may limit po ba ako kung tig magkano lang na house ang makukuha ko depending on my contribution or ok lang po kahit ano? Hoping for a response, balak ko po kasi magloan kasi nanghihinayang aq sa monthly house rental ko. Ano po dapat ang first step ko?

    • I suggest you go to the Pagibig branch that handles your membership right since your account is based there. It’s good to take loans only if you have stable and regular income. If you don’t have stable income, the interests of your loan balances will multiply.

    • If you will apply for total renovation, apply for total renovation. Pagibig is very strict. They assess everything before they approve the housing loan and before they issue the checks.

  86. Tanong ko lang po. Bakit po kaya ang hirap mag release ng pag ibig ng loan. Yung bahay ko nag fifinish na kaso wala pang roof. Pero may trusses na. Wala na akong pambili ng yero. Sabi ng pag ibig 400 lang daw maiibigay nila. Bkit ayaw pa nila magbigay ng malaki para matapos na yung house ko. Slamat po.

  91. please advise us..may bagong subdivision na itinayo dito sa amin.. madami ang kumuha,, nag bayad kaming downpayment at nag start n din ng equity.. yung resibo n binibigay ay galing sa t-marketing (broker) di ba dapat nag iisue din and developer ng resibo..pero nakita nmin walang BIR # yung receipt ng developer..under development p yung bahay..tinatayo pa lang..how can we sure na ma aavail nmin yung house and lot.. pwede ko b bawiin ang nabigay ko n pera..paano..please advice

    3. Yung may-ari ng inuupahan naming bahay ay inalok kami na bilhin na namin ung bahay at lupa for 900K
    4. Mababa daw kasi mag appraise ang pag-ibig.
    5. Magkano po kaya nag maaavail kong loan.
    6. 150sqm ung lupa at okay pa naman po nag nakatayong bahay although needs a little improvement.
    7. Ano po kayang category ang pwede kong iloan, (ex. Purchase of Residential Unit House and Lot)?
    8. Yung nasa Form po ng Housing Loan Application na Collateral
    9. Kailangan po ba ang collateral ay yung title ng lupat bahay o iba pa po maliban doon?

    • Hi Julie! It’s up to you how much you wish to apply, Pagibig will be the one to approve it anyway. They would grant you loan based on your contributions and your housing project. They will assess everything before they release the approval. It is applied in person as of now coz you have to submit complete papers and requirements, attend seminar. The cheque is issued every completion of work of the project, not only once. You can pay your loan after it was created and it has been active. They will discuss more in the seminar. God bless!

    Pwd po humingi ng advice, ako po ay security guard at almost 9yrs narin member ng Pag,ibig kaso po palipat-lipat ako ng Agency at ung iba ay hindi naghuhulog ng contribution, pero nkapag,loan na po ako ng STL before then Calamity loan 2yrs a go pa ang problima po hindi ko na nabayaran yung Calamity loan ko hanggang ngaun dhil napalipat ulit ako ng ibang agency, napabayaan ko na po ung loan ko dhil hnd nrin po naasikaso ng agency ko ngaun, nais ko po sanang mag,avail ng Housing loan meron po akong nkita sa Website ng Pagibigfund acquired assets na medyo mura na… pwdi nyo po ba ako mabigyan ng adviced kung ano po dapat kong gawin para po mka,avail ng housing loan, nangangamba po ksi ako bka madisapproved lng ang loan ko…..

    • Hi there. I suggest you pay and settle your account in full so that it won’t grow more interests and wala kana masyado inissip. Then apply for housing loan to know if you’re eligible. If you have been contributing for many years, I’m sure you will have more chance of getting approved

    • application as of now is done personally because the applicants will need to attend seminar to clear all questions and discuss everything about the Housing Loan. Housing Loan is a very serious matter so every detail must be discussed

    Currently i owned house and lot. Then,we need a huge money due to unexpected situation. Would like to avail housing loan in pagibig using my TCT as my collateral. Because housing loan offers long term payment installment.

    Would it that possibly fall in construction housing loan maybe? or I dont know. Thus housing construction needs actual reciepts of purchases used in contructions or the abovementioned requirements will be suffice?Hope you can give me advise.

    • Housing Loan is for housing projects such as construction or renovation and the house building related projects listed in the form . Other than that, it wont allow you for a loan. Yes, the applicant needs architecture design, planning, layout, building permit etc. See the requirements mentioned above.

    Will the pag-ibig give you the amount that you ask for? Lets just say the house is worth 2million, will they allow you to loan the same amount?

    • They will approve your loan amount if you meet their requirements otherwise they will approve lower amount they think you can afford to pay or suitable to the project and your contributions

    • According to the seminar I attended, yes you can apply for housing loan even if the property is under the name of your dad or mom.

        I have the same situation with Elai, but I am wondering if Pag-ibig Fund needs to have supporting documents that my parents is allowing me to use their Land Title for the Home Improvement loan.

        • According to the seminar, they allow clean title with no case and the title is registered under the name up to 2nd degree affinity (sis, bro, grandma) or 1st degree parents

Naghuhulog n po aku ng 200 pesos kada buwan n monthly contributions nya simula nung May 2012 to December 2013.Nangunguphan lng po kmi at matagal na po nmin gusto mgkabahay ng sarili habang nsa abroad p mister ku.Maraming salamat po at more power..

    • If he meets the requirement, yes he can apply. The member must have contributed at least 24 months. The loan value will be based on Pagibig approval

Good day, na-approved na po house construction loan ko sa pag-ibig at nagstart na yung construction namin, but we’ve changed our mind we decided na magbago sa roofing kasi ang nasa plan namin is cement roofing but maraming nagsasabi ng hindi raw maganda ang ganun so gusto po sana namin na palagyan na lang ng long span roofing, pwede po kaya yung ganun na hindi namin sundin yung orig plan?

    • Any change in the plan and construction must be known by Pagibig housing loan department coz they based the loan approval on the original plan. You must tell and report them any update or change

    • Yes I suggest you go directly to Pagibig to check and verify your housing loan application even if you use a developer. You are the member and you always have the right to check anything involving your account. Have a great day!

      • If you meet the requirements listed above, let your application be assessed, only them knows if you’ll get approved. I think though as long as you’re active member with enough contributions and bad records, you will be approved even if not the total loan.

    • Hi Meann! Yes they always conduct Housing loan seminars coz it’s now required. It depends upon the Pagibig branch. In the branch near us, they conduct every Friday. Go to the Housing Loan department and ask for Housing Loan application form. They will give you then the forms for requirements too and the date of your seminar

    • The loan is not given in a lump sum. They will issue checks (cheque) based on the completion of the construction. In the example discussed from the seminar I attended, for example your loan is 1 million, checks will be issued:

      1st check 300,000
      2nd check 300,000
      3rd check 300,000
      4th check 100,000

Good day…mam tanong ko lang may bahay po kasi dito na ibenta worth 3.5m., ofw yong asawa ko 5k a month yong contribution mag 3 yrs na po siyang nagbabayad balak niyang umuwi para mag loan po sa Pag.ibig. pwede po ba siya mag loan ng 3.5m para bilhin yong bahay. Sana po masagot nyo po ang tanong ko di ko kasi alam first time din namin mag loan.

    • Verify it at Pagibig. They won’t approve a loan unless their name would be in jeopardy too. I think they have learned their lesson 🙂

  115. What is NOA? And how long will i wait? February is the date i filed and pay for the processing fee.the pagibig told us to wait for 3mos and its in the signatory now.im jst wondering from the month i filed it that will end this may 12,2014,pls i want to know if how would it realeased?

    • NOA is Notice of Approval. Means, your housing loan has been approved. Consider the past Holy Week so add few days to the estimated 3 months they told you. If you want, you can also contact the branch housing loan department to make a follow up.

      • kasi nag-aapply ako online eh kelangan magpasched for seminar, sasabihin lang ba ng representative ko na nirerepresent nya ko? and certified true copy lang ba ng title kasi, nagdeclare ako ng lost title pero samen nakaregister at kame nagbabayad ng amilyar. thanks

        • We were not applying housing loan via Developer. If you are with a Developer, the requirements are kinda different. Usually, our Developer will be the one who will tell you the requirements and timeframe of construction.

    Quick question. I received my NOA March 26, 2014, how long is waiting time for the release of loan proceeds. I applied my housing loan through a developer and submitted all the necessary required documents to the developer. According to the developer, it’ll take 4 weeks for the loan takeout and 1 week for document a annotation. Are the timelines correct?

    Please advise and thanks.

    • Yes that’s pretty much the time they discussed in the housing seminar from Pagibig. If you must, make a follow up because it’s almost Holy Week

      • Note that I didn’t apply with a Developer. I applied directly as a Pagibig member. If you own the lot already, you can just apply yourself without using a third party. 🙂

  117. tanong ko lang po kasi 1 month na yesterday ung lot purchase + house construction loan namin. once palang po nagemail sakin ang pag ibig kasi may kailangan na isang document if im not mistaken 2 weeks ago pa un. until now wala parin update from them. sabi naman nung sa pagibig na nakausap ko kung wala ng ibang requirments na kailangan, next na daw yung notice of approval. nattakot lang kasi ako na hindi mapprove ung loan ko. utang lang kasi akonpara makapag start ng construction kasi sabi nila dpat may atleast 20% accomplishment eh. thanks po

    • They already told you no more additional documents needed so you don’t need to worry. Pagibig is very helpful and considerate. They base the loan according to your capacity to pay and contributions

    • You must be an active member and have contributed 24 months…If you’re currently not active, I suggest you resume your membership and pay the necessary contributions to meet the requirements in housing loan. Just go to the Pagibig branch near you when you got home..or ask your family in the Philippines.

    • It depends upon your contributions. They base the loanable amount from your capacity to pay and your contributions. All loan providers are basing from that anyway

    • Yes so we must look for kakilala na licensed din na ok yung fees. We have to pay fees talaga because those plans and blueprints are not easy to make and we are using their expert service. If you need an architect, I can refer you one. He’s licensed and has been doing great projects. Mabilis pa kasi Autocad. He’s not charging that expensive fees. He’s on per project basis, not per SQM 🙂

  125. Im thankful nkita ko yung blog na to, Ask ko lang po, nag apply ako ng Home Improvement sa Pag Ibig and got approve. What if hindi nasunod exactly yung nasa building plan ko. I had a change of mind kasi, at nagbago yung plan ko sa 2nd floor like the number of rooms pati sa baba. Hindi ba marerelease yung 2nd release? kelangan ba tlaga sumakto sa pinasa ko na original building plan? Medyo costly kasi magpagawa ng building plan. will they require another building plan? Ang worry ko kasi baka di irelease yung susunod? Thanks so much!

      May tanong po ako regarding sa house construction/improvement. Hinihingi ba agad ng pag-ibig yung bldg plan kasama nung ibang reqmnts? Kasi di naman kaagad kami makakakapagpasa ng bldg plan na hindi tinitibag yung bahay namin for the soil test (para malaman kung ilang storey yung kaya nung lupa namin). Thanks in advance!

Lahat ng nabasa ko sa internet only talks about buying through a developer or an agent. What if ang bibilhin ko lang is a house and lot na hindi under ng developer or agency?     • Hi there. Thanks for the great comment. Looking at the Housing Loan Application Form, there are too many loan particulars listed including Purchase of House and Lot. I think you can find that option you are looking for at the list. There is no specifications for developers. You can download the Form via the link I included in the article. It’s free. 🙂

Ask ko lang po..before po ako pumunta ng taiwan nakakuha po ako ng bahay biglaan lang po ang pagpunta ko ng taiwan kaya marami po ako naiwan ng papers n kailangan ko ng signature..ngayon nag pagawa po ako ng SPA para yung kapatid ko ang bahala sa lahat ng kailangan kung pirmahan..tapos po gusto ng ate ko na ipasok s pag ibig hausing loan kya lang po before ako mag abroad nakapag loan ako sa dati kung company hindi ko po alam kung nbabayaran yun ngayong nasa abroad ako..ano po ang gagawin ko para maipasok ko sa pag ibig hausing loan ang bahay n kinuha ko? At gano po katagal ang pagpaprocess nito? Sana po matulungan nyo ako para hindi masayang ang pera n pinaghirapan ko dito..thank you so much and god bless you.

    • The best thing to do is verify your Pagibig account status so you’ll know what to do and what to submit before you apply for housing loan again. Magagamit naman yung SPA sa pagverify. Make sure your sibling has valid IDs or proof he/she is really your sibling. Pagibig will surely be glad to assist your housing loan queries 🙂

    • You need to be an active member of Pagibig and have contributed at least 24 months of contributions in order to be eligible to apply for housing loan. If you’re not active anymore or have not yet completed the 24 months requirements, you may resume your active status and pay lump sum to complete the required 24 months. I suggest you go to Pagibig branch when you went home in the Philippines if you wanna file your application for housing loan

        • Yes that’s an option for those who don’t meet the required 24 months. And that is just one of the requirements for housing loan. You still need to submit and comply with the other requirements before your HL will be approved.

        • Go to the nearest Pagibig branch po and go to the Housing Loan department and schedule for the seminar. They will give you forms and list of requirements.
